TERMS AND CONDITIONS
Reservations:
Your reservation will not be confirmed until we have received a deposit.
Single room supplement:
A single room supplement of £10.00 will be charged for an under occupied room from 1st April – 31st May and from 1st October – 31st October 2008. From 31st May to 30th September 2008 a supplement of £15.00 will be charged for an under occupied room.
Arrival and departure:
Arrival – Please arrive whenever possible after 5pm, please contact us if you have a late or early arrival request.
Departure – We ask you to vacate your room by 10.30am on your last day in order to make up the rooms for the next guests.
Deposits:
We should receive deposits for advanced bookings within 5 days of making your reservation, unless otherwise agreed. Please note the deposit is £30.00per room for a 1-3 nights reservation, £50.00pp for 4-6 nights and £75.00pp for 7 nights or more.
Payment methods:
We do not have credit or debit card facilities therefore all accounts must be settled in cash or by cheque. Cheques will be accepted up to the card limit where after a cash balance may be required.
Cheques should be made payable to M.E.Shaw.
Cancellation of bookings:
In the event of a booking being cancelled by you up to 7 days before arrival, We will refund 100% of the deposit paid, In the event of a booking being cancelled less than 7 days before arrival, no refund will be paid, If no deposit has been paid and you cancel without any notice the full amount of the booking will be required. In the unlikely event that we will need to cancel the booking we will fully refund your deposit and help you find alternative accommodation. You are advised to take out independent holiday insurance cover in event of cancellation.
Children:
We welcome children of all ages but would respectfully advise that children must be supervised at all times by parents/guardians and that consideration is given to other guests.
Special diets/ Evening meals/Packed lunches:
We cater for any special dietary requests with advance notice. Evening meals can be provided by advance notice to walkers or cyclists. Packed lunches are available with prior notice.
Allergies - Reaveley farmhouse is not suitable for guests with allergies. It is a family home with 1 dog and 2 cats who although are not allowed in the letting bedrooms do have access to some of the ground floor communal areas.
Disabled access:
Unfortunately all our bedrooms are located on the 1st floor and it is necessary to climb stairs to access them. We will endeavour to assist with mobility needs where possible but we respectfully advise that guests consider this limitation at time of booking.
Access Statement
Information:
We aim to cater for the needs of all visitors in our home-based 3-bedroom bed and breakfast. The following statement is a summary of our provision. If you have any specific questions please feel free to contact us and we will endeavour to help.
Pre-arrival
- There are no buses in the Ingram valley, the nearest bus stop can be located approximately 3.5 miles away on the A697 Coldstream road
- The main railway station at Alnmouth is 17 miles away, approx 35 minutes by car.
- There is a local taxi service that has disabled facilities in their taxis, if required we can make a booking for you.
- Menus can be provided in large print by prior arrangement.

Arrival and car parking facilities.
- On arrival to the property there are 2 access gateways, these are open at all times.
- There are no marked parking bays but ample room for all cars.
- The surface is loose gravel; it is level but doesn’t have any concrete paths for wheelchair use.
- We can assist guests with their luggage if required.
- Ingram village is just 1/2 mile away, it doesn’t have any shops or public houses, there is a public phone box and a National Parks information centre, opening times vary throughout the year.

Main entrance and reception
- The front porch has a thresher bar 4 cms high by 86cms wide and 1 step 7 cm high into the small hallway. We have a temporary ramp available if required (let us know if you need this and we will provide it for you upon arrival)
- The porch door is always unlocked and door knockers are placed on both the porch door and the internal door, it is situated at head height 154 cms.
- The door width is 86cms wide.
- On entry to our home there is a small hallway 3.36 by 1.33 metres and a further door 86cms wide leading to our main hallway that measures 8 by 2 metres.
- There is a wooden settle provided in the porch for seating and a small upright dining chair in the inner hallway.
- There are non-slip quarry tiles in the porch, non-slip cushion flooring in the small inner hallway and a short pile carpet in the main hallway and stairs.
Public areas – General (internal)
- Our corridors to the downstairs dining room are 1.33metres wide.
- Corridors are painted in a light colour and are well lit.
- The flooring on all corridors are either non-slip cushion flooring or short pile carpet, the flooring in the dining room is short pile carpet.
- The covering on the stairs and upstairs corridor/hallway is short pile carpet.
- The dining room is situated on the ground floor.
- There are 12 stairs up to a small landing and then a further 3 more stairs to the upstairs hallway.
- The stairs are 17cms high, 26cms deep and 75cms wide.
Public areas- WC
- Bedrooms are all en suite but no public WC available.
Dining room
- Breakfast is served in the dining room on the ground floor. There are no steps.
Furniture is flexible and can be moved on request.
- Tables have an underspace of 63cms and a height of 76cms by 74cms wide . There are chairs without arms provided.
- Menus can be prepared in large print with prior notice.
- We play the local radio station for weather and travel updates, in the dining room in the mornings; this can be changed to suit the guests.
Laundry
- Washing and drying can be done for walkers and cyclists, sorry no ironing service available but if required an iron and board can be provided.
Grounds and gardens
- The garden area is flat mainly and available for guests to walk or sit in (benches and tables provided), the pool and surrounding area is fenced off to deter children from visiting it alone.
- The Ingram National Park is approximately 100yds from the farmhouse; the information centre is ¼ mile away.
